USDA 100%--This loan is commonly misunderstood to apply only to "Farm or Ranch" or very rural properties, and nothing could be further from the truth! Many areas immediately adjacent to city or town areas, thought of as "suburban," qualify for the 100%, market rate, USDA loan. The loan limit is $417,000, although there is no maximum sales price. But it can be used only for primary residences, and you can't have sufficient available funds to put 20% down. There are income limits but they are very reasonable. You don't even need to be a "first time" homebuyer. The seller can pay all of the closing costs, so you can truly move in with no money out of pocket! You can also use the USDA to refinance a current USDA mortgage.
Guaranty Fee--The USDA 100% loan charges a 2% Guaranty Fee which can be totally financed into the loan, and they charge an annual fee of .3% of the loan amount. This annual fee will be divided into 12 equal payments, included in your monthly payment.
